PC DOCKET #18-3

PLEASE TAKE NOTICE that on Monday, June 18, 2018 at the hour of 7:00 p.m. at the Charles J. Zettek Municipal Building, 901 Wellington Avenue, Elk Grove Village, Illinois, the Plan Commission of the Village, acting as a Zoning Commission, will conduct a public hearing on the petition of Brixmor Holdings I SPE, LLC f/k/a Centro NP Holdings I SPE, LLC, owners of record for variations from the provisions of the Elk Grove Village Zoning Ordinance No. 2410 as it pertains to the B-5 Town Center Shopping District.

The petitioner is seeking to resubdivide from one lot to four lots in the B-5 Town Center Shopping District and is requesting variations of the following sections of the zoning code:

Section 7B-5-3:B and 7B-5-3:D prohibits a building from being placed within twenty-five (25) feet of any street or highway and requires at least a twenty-five (25) feet front yard setback to structures.
Section 7B-5-3:A No property shall be zoned B-5 town center shopping unless the property to be zoned consists of ten (10) or more acres, or if the property abuts other B-5 zoned property.
Section 7B-5-3:C requires five (5) parking spaces per one thousand (1,000) square feet of gross floor area.
Section 4-3:B requires parking to be located on the same lot as the primary use unless a special location parking plan is approved.
Section 7B-5-3:D requires the maximum ground coverage of 20%, a minimum lot width of one hundred and fifty (150) feet at front yard lines, and at the floor area ratio of 0.2.
Section 4-4-1 and Section 7B-5-5 requires designated loading space(s) per each lot.

The property is located at Elk Grove Town Center, Elk Grove Village, Illinois and is identified by permanent real estate property index number 08-32-202-021-0000 and legally described as follows:
