Thoroughly screen each applicant's credit, criminal history, and previous residences |

(also on credit report). There may be a fee for these services. |

Only allow persons listed on the rental agreement to occupy the rental property. |

Periodically conduct unannounced visits to your rental unit to see who is living there. |

Make it clear that drugs and illegal activity will not be tolerated. |

Share your name and telephone number with neighbors of the rental home. They are |

eyes and ears for you. Have tenants address neighbor complaints. Encourage |
|
neighbors to phone you to report minor problems before they become major issues. |

Keep buildings in good repair. Please make sure heat, electric, water, and sewer |
|
function properly. Code violations must be fixed as soon as possible. Tell the residents |
|
you will be conducting periodic inspections of the rental property. Have appropriate |
|
lighting for the property. It's the cheapest way to deter crime. |

Verify that the tenant pays the water deposit. Prior to the release of the security |

deposit, verify that final water bill has been paid. You as the owner are held |
|
